What is Land Transfer Tax?
Land transfer tax is a provincial tax paid when you purchase property. It's calculated as a percentage of the purchase price and is due on closing. It's one of the major hidden fees first-time condo buyers often overlook.
Ontario
Provincial Land Transfer Tax
Calculated on a sliding scale:

Toronto has an additional municipal tax with similar rates:

- Partial exemption $750,000 - $800,000
Alberta
No Land Transfer Tax
Alberta does not have a provincial land transfer tax. However, there are:

- Typically around 0.1-0.2% of property value
